OUR MISSION

We believe in cities – and we are dedicated to helping them thrive by developing new and re-purposed spaces in walkable, infill locations. We believe in Detroit – and we aim to play a positive role in the city’s continued growth and development.

Our investment strategy focuses on intimate knowledge of emerging neighborhoods. We use our local expertise to acquire property at a basis that allows for the creation of high-quality spaces at an attainable price point. Inkwell drives value by connecting underutilized, character-rich assets with the established urban fabric and working with local communities to create contextually-appropriate developments. Our disciplined approach allows us to effectively manage risk while providing long term growth for our investors and neighbors alike.

We target projects that are sized above the capacity of casual investors and below the realm of institutional players (~$1-20M asset size). We prefer to work with sites that have existing structures providing interim income and value-add or redevelopment potential, and we seek out well-built, distinctive, historic buildings with suitable dimensions for modernized renovation and conversion.

Devon Caldwell

Principal

Devon co-founded Inkwell Partners in 2017 and oversees acquisitions, construction management, & community relations. He previously served as a Development Executive for CRC Companies in D.C., where he was pivotal on a number of large-scale projects, including the structuring & master planning of an urban 2,000-unit mixed-income community and horizontal development of a 16-acre neighborhood with residential & retail. Devon oversaw project management of metro-oriented, mixed-use buildings, including the award-winning Ten at Clarendon where his involvement spanned acquisition through entitlements, construction, & lease-up.

Devon began his career in pre-construction with Clark Construction Group and in purchasing & estimating with Visnic Custom Homes. He received his BS in Civil & Environmental Engineering, graduating summa cum laude from the University of Virginia. He has enjoyed living in Detroit and becoming an adopted Michigander.

Ryan Zampardo

Principal

Ryan co-founded Inkwell Partners in 2017 and is responsible for asset management, financing, and investor relations. Prior to Inkwell, Ryan ran his own real estate consulting firm, Book Street Development, focusing on development and asset management in the Bay Area. He previously worked on the acquisitions team for Bedrock Detroit and spent the initial years of his career with CRC Companies and Clark Energy Group in Arlington, VA, where he was the project manager for ground-up, mixed-use development projects and rehabs of existing commercial buildings, including The Hyde in Clarendon in Arlington, VA.

He received his BA in Economics and Government from Harvard University and an MBA with distinction from the Kellogg School of Management at Northwestern University with a focus on real estate and finance. He is a Michigan native and currently lives in downtown Detroit.
